As of May 1st, there are 2,360 homes for sale.  The median home price is $299,000. Between April 1st and April 30th 2008, there were 283 homes sold in Chandler AZ with an average sales price of $285,949 with an average sq. footage of 1,996.  This Averages out to $143.26 per sq. ft.  The average sales price to list price was 95.47% (for example: if a house was listed at $100,000 it would sale for $95,470) and they averaged 125 days on market. What are the Buyers Looking For in Gilbert Arizona?
If you are thinking about selling your home in Gilbert, pricing it right is one of the major factors in getting it sold quickly. But, you also need to know what the buyers are looking for. The chart below shows that in Gilbert, percentage wise, the majority of buyers are looking for homes under $200,000. Twenty eight percent are looking in this price range. The next highest price range is between $200,000 and $300,000 where we see 18% looking. If you look at sheer numbers, 174 real buyers are looking between $200,000 and $300,000.  What does this have to do with pricing a home for sale? Look at it like this, let's say that you want to ask $305,000 but with 123 more buyers in the $200,000 to $300,000 price range than the $300,000 to $400,000 price range, you decide it is best to ask less than $300,000. This way you hope to maximize your position with correct pricing and more buyers looking in that range.

Why You Should Price Your Home Right The First Time

I was thinking of listing appointment that I went on last year. I ran comparables on this home and came up with an approximate value of $850,000. When I presented it to the homeowners, they felt it was worth more and had another agent to interview. No problem, I thought. My marketing plan is very comprehensive and I felt good about what the comps were showing me on it's approximate market value.

A few days later, the homeowner called me and told me that they had selected another agent because he thought the home was definitely worth $1,000,000. Of course my first thought was, "You fell for that old trick!" Needless to say, I was upset because I knew there was no way that home was worth that much. I was honest and someone else wasn't and they got the listing.

Eight months later, the home finally sold for $740,000. They lost approximately $100,000 by not pricing it right the first time. It may not have sold for $850,000, but I have to believe it would have sold faster and for much more than $740,000.

Price it right, get it as clean and as ready as possible and your chances of a higher sales price are much greater.

If you are looking for a great deal on real estate in Chandler and Gilbert, there might be a good buy here.  The criteria for these properties are less than $230,000 and larger than 2,300 sq. ft.  This list is updated regularly.  Depending on your criteria, there could be some really good real estate deals here.  These may or may not go fast.  If you would like to look at any of them, just contact me.  I can't guarantee the condition or if they are even still for sale. If they are on the list they should be actively for sale. However, if they are bank owned, it takes the banks sometimes five days to respond so there could already be offers on the table. How Can I Improve My Customer Service?

When driving buyers around looking for a home, I like to make them feel as comfortable as I can. I also believe that it should be simple. I have a small ice chest with bottled water and Gatorade. Included are snacks; bananas and chewy granola bars. Many home hunters want to take notes so I give them a note pad and a pen in case they didn't bring one. I also think it is important to have a map with a dot showing the locations of all the homes we are to visit that day. This way they can see how each location relates to areas of town that they are familiar with. Lastly, I like to have a tape measure in the car so that they can measure certain areas of a home if they are unsure about furniture pieces fitting or if they want to take measurements for future purchases such as drapes or rugs. I believe these are nice touches that add comfort and demonstrate customer service. My question is; How can I improve this to give an even greater wow effect?

White Mountain Land in Alpine Arizona
If you are looking for a great piece of land in Alpine Arizona, you can find it. In the spring and summer, you will find this area of the White Mountains to be some of the most beautiful and peaceful land anywhere. Your ears might ring a bit because it is so quiet. You might think to yourself that the incense smells so earthy and woody. That however, would be the smell of the pine trees. Look in any direction and you will see mountains, trees, or meadows. If you like the outdoors, this is a great place to be. I have been visiting this land every summer for the past 10 years. I'm not going to say that I've been all over the world, because I haven't. But, when it comes to forest land and pine trees, I have a strong opinion. I've been to several different areas in Arizona, the incredible East Texas "Piny Woods" and Colorado. All great pieces of land with enormous beauty. That said, I do believe that the White Mountain land in Alpine, Arizona is by far my favorite. Alpine is a small town with very friendly people. The population is very small; you're not bumping into people all of the time (figuratively speaking.) Foreclosure Properties for Sale in Gilbert Arizona

If you are like many real estate buyers in the market today, you are no doubt looking for a very good buy. Today the foreclosure market is very abundant with prices below market value. Foreclosures are in all shapes and sizes and also in practically every subdivision of any size in Gilbert and the surrounding areas. When I do home searches for clients, many times the properties that come up are vacant which is a very good indicator that the home is headed into foreclosure if it doesn't sell in a fairly short amount of time. Many properties will say "foreclosure", "short sale", "bank owned", "pre-foreclosure" and so forth. These are obvious indicators that a very good buy is possible if a particular home meets your requirements. If you can see through the shortcomings and see the upside this is where the deals lie. I've always looked at residential real estate from three general perspectives: 1. It's perfect, it fits our needs, etc. 2. No way, this won't do. 3. It's not perfect now but I can definitely see the potential. Foreclosures come in one, two, or all three of those categories. You may have your own categories and most likely you can find something that fits. It is very important to know exactly what you are getting. To learn that you need to read the Seller's Property Disclosure Statement (SPDS) thoroughly. Seller's are required to disclose everything such as past roof leaks, scorpion activity and noise issues. They won't always do this if they have never lived in the home. They won't always disclose everything. It is very important to get a home inspection. Also, be your own advocate by talking to neighbors and visiting the neighborhood at different times of the day and week. If you want to be put on the Foreclosure Report, just contact me. Foreclosure is not an all encompassing term.  In other words, foreclosures can come in all shapes and sizes.  If you would like for me to search for homes with your criteria just let me know.  I can search by lot size, house size, bedrooms, pool, etc., etc.  Just let me know what you are looking for.  Not all foreclosed homes are great buys when you figure on all the work you will need to put into a house to make it livable.  Many move in ready homes are just as good of a buy because they are often times move in ready.

Paradise Valley Real Estate, WOW!

    A few days ago I was looking at MLS listings in Paradise Valley.  I knew that the majority of homes for sale were above 1 million dollars.  I didn't realize how many until I searched for everything above 1 million and compared it to the total real estate listings in Paradise Valley.

332 out of 361 total listings are above 1 million, that's 92%. 

108 total listings between 1 million (m) and 2 million (m)

72 total listings between 2m and 3m

48 total listings between 3m and 4m

39 total listings between 4m and 5m

29 total listings between 5m and 6m

18 total listings between 6m and 7m

12 total listings between 7m and 8m

3 total listings between 8m and 9m

The highest price listing in Paradise Valley is $15,750,000.  WOW!
